This home was great for our multi-generational family - 2 kids and 10 adults! There were many positives - everyone had a bed in an actual bedroom (NO sleeper sofas - yay!!), the pool table was used daily, the swimming pool was a huge source of entertainment, particularly for the kids, very spacious and well stocked kitchen with ample storage (LOVED all the pantry storage!), the sunroom (with a desk) was a bonus for those who needed to work remotely during part of our stay (it can be closed off, which provides a quiet working atmosphere, the screened porch w/ a view of the golf course and the pool was a very pleasant spot, the bedroom over the garage was much better than anticipated - it was lovely and one did NOT have the feel of being “stuck” over the garage. Another very much appreciated plus, was the fact that a stack of beach towels was provided. The only slight negatives were that because the pool table is located in what is supposed to be the dining room, the table that is in the breakfast nook, was not large enough for our group. We are a group that enjoys cooking and dining together every night. Also, Kiawah has become very strict about not allowing bikes to be parked in the driveway, regardless of the fact that they are hidden by shrubbery from the street. When wanting to go on a bike ride, it is very inconvenient to have to go back into the house , enter the garage to shut the garage doors, re-enter the house and then exit back through the front door in order to go on a bike ride. There needs to be a key pad on the outside of the garage door, so that guests can access the garage, without having to re-enter the house. Warning-you will get cited/ticketed if you leave your bikes out! The house is about .75 miles from the beach, so a bike is a necessity. Also, FYI, in case you have young children on bikes, there are many bike paths on Kiawah, but there are none on the residential streets on the way to and from the beach from this particular house. We had a lovely stay and would love to vacation in this home again!

This trip was to celebrate my youngest daughter's graduation from the College of Charleston. My siblings/spouses came to join us. And while it was almost an hour drive to downtown Charleston, it was so worth the drive. We have stayed at Folly before, but the beach has restrictions on when dogs can be on the beach. We love to travel with our dog and Kiawah island is so welcoming and this house is dog friendly. Thank YOU!!! The rental office was so responsive and were happy to help us with everything. They even surprised us with a new grill while we were there. The home is spacious and well designed for larger groups. I absolutely give it high ratings! We had a wonderful stay here!! The pool was awesome and we used it everyday. The beach was a 15-20 minute walk or a quick bike ride away. We rented bikes from Alligator Bikes-they were great also. My comments for you as you plan your trip here: We brought extra silverware. There were only 10 forks so having the extras was nice so you weren't constantly washing silverware. The pillows leave a bit to be desired so if you have a favorite, bring it from home. And lastly, we put our 3 adult kids (22,25 and 27) in the bunk room. The bottom bunks were ok, but the top bunk mattresses are basically camping quality. You could feel the wooden rungs through them. I don't even think a small child would be comfy. (perhaps a 3"box spring would be a good investment for the homeowner if not replacing the mattresses) Thank you again and again for a fantastic vacation rental.

I want to compliment Sweet Grass Property management group. They went above and beyond during my families visit at 256 Surfsong and always quickly responded or had someone on property within hours when needed. Thank you for offering such a high level of customer service and working with what you had in this particular home. The pool was amazing! The entire family enjoyed multiple swims a day and helped my young son feel more comfortable with water. It was the best decision to rent a home with a pool and we will always select a home with that amenity for future visits to Kiawah. We will however never rent this particular home again. This is based on lack of necessary upgrades that the home owners look to have knowingly chosen to not complete. To note a few… The main issue was the home owners choice to not upgrade the undersized 2nd floor AC unit. June heat forced the extremely outdated unit to bring the temperature to 74-75 deg during the day and well after midnight since it was not strong enough to keep up with the outdoor temps or size/area it should have cooled. We had the HVAC company come out multiple times. Adam was very knowledgeable (and had upgraded the main floor unit of Feb 2022) but he was not able to fix the issues without replacement of the entire unit. I discovered this was not the first time they had had this issue as there was major water damage in the garage ceiling including a large bucket that was dripping from the AC unit right above (we had to empty). I slept in multiple rooms at night to try to get away from the extreme night heat. Sweet grass brought two floor fans to help with air movement within a few hours of the request. So thank you again for being responsive but unfortunately that didn’t bring the temperature down to a comfortable level. Was a week of not sleeping due to the above (and the below notes). Another major challenge on this particular property is the owners failing to offer updated furniture including rugs, beds, etc. It looked that most furniture was placed as secondary furniture previously used before. Two rugs on the main floor were taped down with white tape to keep from tripping vs replacing. Sleep wise: immediate replacement is needed for multiple rooms for mattresses, new linens and non stained pillows. The top bedroom had an extremely old coiled mattress that I determined when stripping the bed the last day. It didn’t have a mattress pad between the mattress and the sheet (no wonder I felt like a coil was digging into my back the nights I slept there) The over garage bedroom still had a shower that leaked (saw from previous reviews) and was not usable along with water droplets that always dropped on the toilet seat also making it uncomfortable and not usable without wiping off every time before use. The modern kitchen is a modern look but has not looked to have been touched in probably 10-15+ years. The fridge had a broken drawer where I was worried my son would cut him self on the broken exposed plastic. With the investment we made in a week rental, I would have hoped the owners would take known issues and corrected to offer a better guest experience. I write this so future renters are aware in the lack of upgrades and to give a better idea of what their actual experience might be. Wish I had the option to include pictures. Oh well. Hope this helps!

The size of the home was perfect for our family. The location was very convenient for island activities. The pool was the best, kids as well as adults enjoyed it! Beds were comfy and there were plenty of extra bedding. The kitchen is one of the best stocked with dishes, glasses, serving pieces plus the size of it made for a great family gathering. Our only concerns were the ice maker did not work, the shower in 1 of the bedrooms was not able be used as the door would not close. There was good seating in the family TV area, but the furniture is in need of replacements very difficult to get up and off the couches and chairs. With those improvements I would definitely stay there again!

The house was large and laid out in a way so that we had plenty of room. We had 9 girls on a girl trip and particularly loved being able to sit at the large round table in the screened in porch and enjoy the beautiful view of the golf course each morning and evening. It was a short walk down the street to the beach. Our only issue was the washing machine did not work but Sweetgrass was extremely responsive and got us access to another home to be able to do laundry while providing us with clean towels in the meantime. This is our 5th year to rent with them and they do an amazing job!

Had a great time with the entire family. The location of the property near the beach and the golf fields was convenient. Property is well maintained and had plenty of space to accommodate us all. The kitchen has all the cooking tools and appliances that we needed.

As bikes are King on Kiawah, the house is situated right near the bike trails and we had brought ours and rode them everywhere. Sweetgrass property management group was very communicative and kind, and handled everything very professionally. All in all, I would highly recommend this house and renting from Sweetgrass property group.

My only concern was the edge of the swimming pool on the side opposite the house and side facing golf course has no deck. Master bathroom shower rubber seal needs replacing. Love the location and house otherwise. We had a wonderful stay and will come again.

Online staff are efficient and professional. We have been renting on Kiawah through Sweetgrass for several years. Rental rates are very competitive. We rented the same house a few times. The location and size of the house works very well for our annual Thanksgiving family get together. Our family has stayed in this house several years running and look forward to returning. It is spacious enough to come together as a group while allowing room for quiet if needed. Wi-Fi is excellent. Easy walk, run, bike ride to beach, golf, Freshfields shopping.
