This second floor unit features a spacious open floor-plan and beautifully crafted heart pine wood floors and ceilings. The grand windows in the living area easily let in lots of natural light! Get cozy on the comfortable sectional couch, with pull-out queen sized sleeper, while enjoying the 42” Flat Screen TV with Bose 3-2-1 DVD/CD/STEREO. All TVs are Smart TVs and you can use your own personal streaming subscriptions. This unit does not have cable, but YoutubeTV.

The living room opens up to a fully equipped kitchen sporting new granite countertops, updated cabinets, and two full sized refrigerators. In the dining area, there is table seating for six guests, along with 4 bar stools available around the kitchen countertop. And of course, head out on the back porch and breathe in the ocean air while sitting at any one of the two outdoor tables.

The villa offers two master bedrooms. The first contains a king bed, TV, and private bathroom. The second also contains a king bed, a TV, and private bathroom with a spacious tiled walk-in shower.

The beach style continues to the third bedroom, which uniquely boasts three sets of bunk beds, totaling six twin beds. This ideal kids room has a TV and full bathroom just across the hall.

Seabrook Island Vehicle Fee Required:  Beginning January 1, 2023, Seabrook Island will be requiring all rental guests to pay a $40 vehicle fee (one-time, per car) in order to receive a gate pass and be allowed to enter the Resort community. The vehicle entry fee, calculated as the maximum number of vehicles allowed at the home, will now be included as a line item expense in your rental total. Number of vehicle passes needed may be discussed and confirmed with our Sweetgrass team members after booking.

The Lake House at Seabrook gives access to an outdoor pool, kiddie pool, and playground complimentary to all Seabrook guests. There is also an indoor heated pool, fitness center, fitness classes, and library (additional fees will apply to the activities you choose). The indoor pool and fitness center are an additional fee of $15/per person/per day.

The Club at Seabrook allows guests to access the two championship golf courses, Racquet Club, Equestrian Center, ocean front pools, and all dining options. Each property is individually owned and has different membership levels. This property has access for an additional fee of $50/per day per family, or $300/week. All other activities are an additional cost. ACCESS NOTE:  These club access fees apply to 2024. If you are booking early, please note that club access options will be changing in 2025.

To access the club amenities, you must pick up or preorder your amenity card from the Seabrook amenity office. The card is a $15 refundable fee, and once the card is returned at the end of your stay, the fee is refunded. You can charge back to the amenity card, and it allows access to all of the Seabrook amenities.

My family of 6 (4 kids aged 12,12,16,17) had a great week at 1310 Pelican Watch. The location is amazing. Sunsets are amazing and the beach is a few steps away. This is actually the second time we have stayed in this unit. It has been a couple years and the fact nothing has changed is why I am not giving this a 5-star review. It is the small things. The kitchen is modestly appointed but a decent frying pan and a few more spoons would go a long way. The twin beds are good but the king beds in both bed rooms are very hard. It is a perfect location, clean, and has a good set up for a large family or multiple families. It just needs a little updating.

The stay overall was good and the accommodations were great especially with the kids bunk room. We saw dolphins everyday which was entertaining and the area is absolutely beautiful. A couple of the items we didn't like is that the unit was actually on an inlet so we missed the sound of the waves crashing on the beach and just off shore was a bird sanctuary which messed with the peace and quiet as there seemed to be hundreds or thousands of birds making noise. May just be the time of year but this should be noted in the property description. Overall it was a good stay and it is secluded so plan extra time if you are wanting to drive into Charleston.

Our family had a fabulous time on our vacation at Seabrook Island! The villa had amazing views and plenty of seating for our family. The bunk room added a ton of extra beds and our kiddos loved sleeping in bunk beds. Look forward to our next trip!

Pros- -location. This unit is located at the end of the complex right next to the public beach access path. The beach is literally approximately 50 yards from the back door. -direct views of the sunset. People swarm the beach to catch the sunset. This unit has a direct view of the sunset from the back balcony. -this unit can sleep up to 10 people comfortably plus an addition 2 more people of using the pull out couch but Seabrook does not allow the rental agency to advertise more than 8 people. -Golf club house and community pool is just a couple blocks away. - Sweetgrass Property rental agency is top notch. They fulfilled all of our requests and were very helpful.<br /><br />Cons- There are no additional blankets so you’ll have to bring your own. -There is no grilling allowed on the property anywhere. If you’re planning on staying for a week or longer make sure you plan ahead with your meals since there is no grill we had to bake everything in the oven and we even bought an air fryer in order for us to beat our party that was staying there for two weeks.

This home had everything we needed and was in the perfect location. Beautiful sunsets, dolphins, and pelicans. At low tide, you can walk along the beach for miles finding hermit crabs, dolphin strand feeding, and more. The property has two deck areas for sitting, plenty of room in the kitchen and den to relax and entertain, and the bedrooms and bathrooms are spacious and comfortable.

Could be great - needs to up the standard to merit the current rate

The property was clean with nice furniture and bedding. View is spectacular especially the sunsets and the beach is a few steps away. The major kitchen appliances worked well and it was very useful to have 2 full size fridges. However there were shortcomings.1/ Master shower has been somehow rigged using the old system and it is not good. Quirky controls and shower head and low pressure. The low pressure was noted in a review in April 2021 so nothing appears to have been done.2/ Master bath sink is partially blocked and needs attention , very slow drainage.3/ Plastic wine glasses, unacceptable for a unit charging this level of rental cost. This was noted in May 2020 so has not been attended to for nearly 3 years.4/ Cheap and probably old coffee maker producing lukewarm coffee, needs replacing.5/ Some of the pans are completely worn out with the coating gone.6/ No kettle to boil water - a basicGreat in many ways but I would not rent this unit again until the unit owner demonstrated a commitment to bring the unit up to a standard commensurate with the premium rental rate being charged and replaced the much needed items and amenities.

We traveled to Seabrook Island with my family of 6 and my in-laws. It fit our family very comfortably. The location and the layout of the unit was great. It was so convenient to the beach and very easy to access. The sunsets were amazing as the condo faced west over the water. There were a few small things that prevented a 5 star review. The utensils were lacking, the second bedroom's bathroom was a little rough, and the couch was not comfortable for sitting on in the evening. Those were minor but lead to a "good" rating when combined with an expensive price tag. However, we definitely will be coming back to Seabrook Island. It was a wonderful week with our family.

Five of my girlfriends and I stayed for 3 nights at 1310 Pelican Watch for a "Mom Camp" weekend. It met all of our needs and most of our creature comforts, too! The proximity to the beach is truly top notch. Plenty of places to rinse off before you get back to the condo. The morning views are serene. The furniture is comfortable. Bring your own comfy blankets, if you need them to snuggle in on the couch, but otherwise, we just had to show up and enjoy. I didn't think we'd really need two refrigerators, but I was so very wrong. Having two refrigerators was clutch. Sweetgrass Properties was such a great management company to work with, helping us with parking passes for a couple of ladies who could join us last minute. Would absolutely recommend and stay again!

We love this unit, it is beautiful with wonderful views. It was also perfect for rainy days with lots of room to play games. Having two refrigerators was a wonderful bonus. We have stayed here before and will stay here again in the future! We rented through Sweetgrass and they were wonderful and very helpful throughout the process.

Enjoyed our stay and love the property. Only downside was that the awning broke on one of the back decks and we couldn’t use the deck for the rest of the trip. Would have been nice if it got fixed or even just closed up so we could use the deck.

We enjoyed a long weekend at Pelican Watch. We were in town for a wedding. This unit was exceptional from the cleanliness to the view. Room for our party of 5 adults but could easily accommodate a few more. Sweetgrass's check in/check out process was smooth and time saving.

Stayed for the month of Feb. Have been visiting Seabrook for 25 years and still love the island. 1310 Pelican is a spacious unit with great views and sunsets. Had a couple of maintain issues and the Sweetgrass staff was excellent with quick responses and great communication. Much appreciated. Will be back.

We had the most amazing time on Seabrook, largely in part due to our stay at 1310 Pelican Watch! Clean, comfortable and the perfect location. Sweetgrass was so easy to work with as we had our 11 month old with us. We look forward to coming back next fall!!!!

The team was great with responses prior to our stay. We did contact the company upon arrival when the ceiling fan was not working - we were told a service ticket would be made; however, we never saw evidence of a visit - and he fan never worked. The property location was amazing - we know why it is named Pelican Watch! The location was perfect for a vacation with our daughter’s family including 2 year old twins. The unit layout was perfect. The only improvements I would suggest iinclude a better dryer, new master bath shower head and better wifi. We will consider a return to this unit. Definitely a great place for kids!
