Annual Family Kiawah Vacation

We have been coming to Kiawah for years, our first visit was our honeymoon in 1984, but this is the first year we have stayed at 15 Atlantic Beach. My entire family loved the house and the Atlantic Beach neighborhood. The house was super clean and in a great location, just a short walk to the beach. The beds were extremely comfortable, everyone commented on how well they slept every night. We were able to cook great family meals in the well equipped kitchen, I wish I had a fridge that big at my house. The back porch is screened in, which made it perfect anytime of the day, and spacious. If we weren't on the beach we were all together on the back porch. Sweetgrass employees were awesome!. They were kind and always responded quickly to any questions I had. Plans are already being made for next year and we definitely hope to stay at 15 Atlantic Beach again!

Sweetgrass was amazing with check in and check out process. The location of the house is great-close to the beach and biking paths. There was plenty of room for us-we were six adults and 2 children. No one ever felt crowded. Both the front and back porches are big and the back porch has a lovely view of the lagoon.

We had such a wonderful time in 15 Atlantic Beach Court! We have stayed in several houses on Kiawah and this one is our favorite. Gorgeous home just a few hundred yards from the beach. Charming street. Open floorplan, high ceilings, BEAUTIFUL screened porch, nice details abound, attractive, in good-condition furniture, good beds/mattresses, lush, manicured backyard complete with baby alligator! We did have a problem with the airconditioner mid-week, but Sweetgrass responded IMMEDIATELY (within hours) and replaced the broken part. Two ovens and two sets of washer/dryers were great! We definately hope to return to this home next year!

This place was great for family’s and friends. Plus your fur baby is allowed to come. The house was well stocked. Only minus is there is no ice maker. Having access to the pool was a great addition.

House was ideal for us. My husband and I had the downstairs master suite and our kids and grandkids has the upstairs. 2 sets of washer and dryers were extremely helpful. Beach was a close walk. A bit disappointed that the community pool was not heated - way to cold for the first week of April. Would add extra dish towels to list of things to bring.

Fall Break on Kiawah

We spent a week for fall break at this property. This was our first trip to Kiawah Island which we greatly enjoyed getting to know. We have vacationed for years at Hilton Head Island but wanted to try something different. It is a much quieter island compared to HHI but golf was great and restaurants were wonderful. Much less selection for restaurants though. We have two teenage boys (16 & 18 yo) and we traveled with another family of four (also two teenage boys 17 & 19 yo). The space was perfect for us. Lots of room and nice amenities. Loved the screened in porch that overlooked the lagoon. We were much closer to the beach than we realized which was great! We rented bikes from Alligator Bikes and they were great. The property mgmt made things so easy with the app and gave lots of local recommendations. Sunsets and sunrises were gorgeous. The boys were sometimes bored but the adults enjoyed having time to simply relax and be together. I would plan to cook some if you have kids just bc the restaurants are more limited and most require reservations. We did bike to fresh fields village several times so that was a nice way to spend a morning or afternoon just doing a little shopping. There’s a small grocery store there with everything you need. I found the bike trails harder to follow than in HHI - some are not well marked and they go in and out of cart paths at certain points. Ocean course was amazing to play. We ate at Ryder Cup, Tomasso and Jasmine’s Porch (which was for an anniversary dinner and they did a special champagne toast for us - it was wonderful). Throughly enjoyed those restaurants. We also ate at Kings Street Grille, salty dog and le tela - all a little overrated. They were ok but nothing special. All in all a great trip - wonderful island to stay and relax and great property. We would definitely go back.

The property was beautiful and a great location. Sometimes when renting a pet friendly property, the condition can be hit or miss but you would never know this was a pet friendly property. Sweetgrass Properties was a pleasure to deal with. Would definitely recommend renting thru them. Will be renting this house again.

Our family had a wonderful two week vacation and loved the property and location. Unit is well kept and clean with a great layout. Kitchen was great with the exception of the dishwasher - it needs replacement or at a minimum needs major repairs on the interior racks and silverware holders. Beds and pillows and furniture were all very comfortable. Close proximity to beach and neighborhood pool!

It was lovely. We enjoyed the house and especially the two porches. Incredible location. We did not know the steps were so steep inside the house and we had not considered how steep the outsides stairs were. It was stressful at first since my 84 year old Mom was with us. We ended up letting her sleep in the very nice master suite down stairs and we helped her go up and down the outside ones. She got in pretty good shape in just one week.

Overall a very nice stay. This house is in a great location. Quick walk to the beach. Nice view out the back of the pond. Beds were comfortable. House was clean. There were plenty of pots, pans and silverware. Having two ovens and a large refrigerator was great. We brought our own cookie sheet and crockpot. Just a few things need improvement-Coffee pot was old and there were no coffee filters provided for the first day. Also, there wasn’t enough seating in the Living room. There was only enough seats for four people and if you had a party of eight you had to use dining room chairs which weren’t suitable for relaxing in.

Ours was a part vacation & part Covid-19 work from home break. For the latter, the house worked great as the wifi was good enough for 2 to conduct video calls, even from the back porch. As for the vacation part - it’s always fun to to be in Kiawah and this house had a very good location for walking to the beach, riding bikes, and going to the Sanctuary. The back porch and the big family room were our favorite spots. We watch the occasional internet TV show (Netflix, etc.) and no network TV and the 5 TVs only offered network. I knew this in advance and so I brought my own HDMI devices. But, the family room TV’s HDMI port is in a tight space and Roku didn’t fit. An Amazon stock likely wouldn’t fit either. I did, though, being an Apple TV device and it did fit. In the upstairs master, the Roku fit. In the downstairs master, the Roku fit but this TV never worked. I did call Sweetgrass about this and they did send someone over 2 hours later. That person reprogrammed the TV so that it worked, but we cut it off when we left and it never cut back on again. So, if watching a show in bed at the end of the day is your thing, this may not work in the downstairs master. This is a high volume rental home and we went at the end of the season, so our assumption is that due to these reasons many kitchen items are broken and even stolen throughout the summer. Nearly all of the plates are chipped - careless renters, for sure. The huge fridge is nice but bring your wine bottle stopper as there is nowhere to stand up a wine bottle. The AC worked well which is always nice at a beach house.
