Are pets allowed in Sweetgrass Properties?

Pets are permitted in many of our properties but not all of them. This will be specifically noted on each property’s information page and will be detailed within your confirmation. Guests are responsible for any and all damages caused by their pet. Each Island’s seasonal and year round leash laws must be obeyed at all times. Any guest found with a pet in a property that is not pet friendly will be required to vacate the premises without refund. Please see your confirmation email for additional details. This is strictly enforced. PLEASE MAKE SURE YOU READ ALL OF OUR PET POLICIES LISTED ON OUR WEBSITE UNDER THE "GUEST INFORMATION".

What about island amenity access?


On Kiawah, you may purchase rounds of golf at 5 public courses on the island. The public courses include: Turtle Point, Cougar Point, The Ocean Course, Osprey Point, and Oak Point. You may also reserve time for tennis at Kiawah’s popular tennis facilities. You will also have access to the Sanctuary Spa, shops, and local restaurants on the island. However, access to the Night Heron pool and the Sandcastle fitness and pool facilities are not available to Sweetgrass Guests.


The Lake House facility which includes an indoor and outdoor pool, a fitness center, ping pong room, playground, basketball court, library, and the Blue Heron café, may be accessed by any guest with purchase of a Lake House amenity card. One must pay an $15 refundable fee per family to obtain a Lake House amenity card to access the outdoor pool, basketball court and library.

To access the fitness center and indoor pool, you must purchase the above refundable amenity card ($15) and pay a usage fee of $15 per day per person. For more than 3 days, the fitness center and indoor pool usage fees are reduced to $10 per day per person or $85 per person per month. Fitness classes are also available at $10 per person per class.



Access to the Club facilities is dependent upon the membership status of the owners. If the property is owned by a member, the fee for an amenity card is $30 per day or $185 per week (one card covers everyone in the party).

An amenity card is required to access the Club facilities which include two Seabrook Island private golf courses (Crooked Oaks and Ocean Winds), the oceanfront pool facilities, the tennis center, or Pelican’s Nest, Bohicket’s Lounge and Sea View Terrace Restaurants. You may still purchase an amenity card granting access to the Lake House facilities. Golf and Tennis are also available to the public on Kiawah Island located only 3 miles away from Seabrook Island.

What is your payment schedule for reservations?

A payment of 40% of the rental amount is required at the time of reservation. The balance is due (30) days prior to your arrival date. Payments and deposits are accepted in the form of credit card (Visa, Mastercard, AMEX, Discover) traveler’s checks, bank money orders, cashiers checks, E-checks or personal checks payable to Sweetgrass Vacation Rentals. Both payments are Non-Refundable at the time they are paid.

What is your cancellation policy?

All notices of cancellation must be in writing. Except as may be provided by Travel Insurance, cancellation policies are as follows:

For reservations booked prior to May 1, 2020, cancellation at any time results in forfeiture of your initial payment, which is nonrefundable. Cancellation within 30 days of arrival results in the forfeiture of the entire amounts paid, which are nonrefundable.

For reservations booked May 1, 2020 or later, guests may cancel 30 or more days outside of the scheduled arrival date and receive a refund of the deposits paid, less a 10% cancellation charge.  Cancellation within 30 days of arrival results in the forfeiture of the entire amounts paid, which are nonrefundable.

Refunds, once any and all deposits are considered non-refundable, are not given for cancellations for any reason including weather, travel delays or illness.

Rescheduling a reservation is considered a cancellation.  Should a guest need to reschedule the dates of a reservation, this must be done outside of 30 days prior to arrival.  Dates may only be moved one time and new arrival must be within the calendar year.  Once inside 30 days of arrival, guest is responsible for the full payment of the original dates booked.

In the event Sweetgrass is able to re-rent the property to another guest, a refund may be provided for the amount the property is re-rented, less a 10% cancellation charge.

There are no refunds for early departures.

We strongly encourage all renters to purchase trip insurance.

Should the owner of any property elect to remove their property from our rental program, the Guest shall not hold Sweetgrass Properties liable. In such an instance, the guest will be relocated to comparable accommodations determined by the rental agency. If comparable accommodations are not available, the guest will receive a full refund.

What is Sweetgrass’s check-in/check-out policy?

On your scheduled day of arrival you may check-in anytime after 4:00pm EST. On your scheduled date of departure, check-out time is by 10:00am EST. Please make sure the dates on your confirmation are correct. Early arrivals and late departures may be available on homes that are four bedrooms or smaller, with an additional fee. You will receive instructions on how to set this up prior to your stay via email.

What is provided for each rental in regards to linens, bath towels, and toiletries?

Each bed within the property will be complete with sheets, pillow cases, and a top blanket and/or comforter upon arrival. Each full bathroom is outfitted with 4 large bath towels, 2 hand towels, 2 wash cloths, and a bath mat. The linens will only be serviced by Sweetgrass upon departure unless mid-stay cleans are purchased through our office. Bath towels are not permitted to be taken from our rentals homes so we suggest you bring beach or pool towels.

Each bathroom will have an initial supply of shampoo, conditioner, soap and toilet tissue. Each kitchen will have an initial stock of dish detergent, dishwasher soap, laundry detergent, and paper towels. This start-up kit is only provided so that you do not have to go to the grocery store to stock up on the day that you arrive. The start-up supply is not designed to last for the duration of your stay with Sweetgrass.

What housekeeping services do you offer?

Each rental home will be cleaned prior to guest check-in and then upon guest check-out and departure. This is scheduled at the time of your reservation and is required. Additional housekeeping services such as mid-stay cleans and towel and linen service are available upon request for an additional charge.

How do I get parking passes?

This will vary by island. Please review the following instructions to obtain your parking pass:

Kiawah Island Guests:

One week prior to your arrival, you will receive a gate pass via email that you will need to print for any guests driving separately. They will not print these for your at the guard gate so you must have these ready to go when you arrive to the island.

Seabrook Island Guests:

We will need you to contact us via email at or by phone at 855.421.1309 to let us know the first and last name of anyone driving separately that will need a pass. We will then email you a bar code that you will show the gate upon arrival. They will scan this bar code and print out your pass at the gate.

Wild Dunes Guests:

We will need you to contact us via email at or by phone at 855.421.1309 to let us know the number of passes needed for your arrival. We will email you a one day, temporary gate pass that must be printed prior to your arrival. This will get you through the guard gate on your arrival day. We then leave you extra passes inside the property so we will need to know how many are needed for your stay.

Guests must display passes on their dashboard at all times. Failure to display the pass may result in towing of the vehicle at the guest’s expense. Parking is not allowed on any streets.

What do we need to bring?

Each property is different and certainly supplied/stocked with different equipment. Here are a few suggestions of items that are NOT typically provided: beach towels, blenders, beach and pool floats and toys, golf clubs, tennis raquets, special condiments and spices. Paper products, trash bags, personal items and toiletries are supplied in the welcome kit we provide but will likely not last your entire stay. Anything you must have to enjoy your vacation, please bring it with you.

Can packages be delivered during our stay on the island?

You are welcome to have packages delivered to one of our office location. Please note the following:

Please understand that you will have to come by the office to pick up the packages during our business hours. We do not deliver any packages to the home directly. A photo id that matches the package must be presented during pick-up. We are not responsible for any missing or lost packages. Any packages not picked up prior to your departure date can be mailed back for an additional service fee plus shipping charges.

We are in the office Monday through Friday between 9am-4pm, or on Saturday and Sunday from 10am-4pm for package pick-up.

What do we need to do before we vacate the property?

Please note that check-out time is by 10 am unless you have opted to pay for the late check out feature (applicable on 4 bedroom homes or smaller only).

  • We ask that you completed the following items before departure:
  • Load and start the dishwasher.
  • Pile up any used towels and bed sheets in the bathroom.
  • Check for any items left in the washer and dryer
  • Empty out the refrigerator and toss any open food items.
  • Bring all trash to the outdoor trash bins.
  • Lock all doors and windows.
  • Leave any extra keys on counter, and lock the door upon exiting. Put key back in lock box.
